Bronk Farm in Plainfield, IL: What Pulte Townhomes and Single-Family Homes Actually Cost

Two identical Pulte townhomes on the same Plainfield street are $20,863 apart. Here is what every Bronk Farm home actually costs today.
Two adjoining new construction townhome end units on the same street at dusk, one with finished landscaping and lit windows, the other with bare graded soil and dark windows.

Bronk Farm in Plainfield, IL: What Pulte Townhomes and Single-Family Homes Actually Cost

Bronk Farm is a Pulte Homes community in Plainfield, Illinois that sells through two separate offices: townhomes from $393,990 and single-family homes from $523,990. As of October 23, 2026, three available townhomes are listed from $459,605 and two available single-family homes from $750,045. Pulte advertises no dated promotion here today.

Questions this guide answers:

  • What do Pulte townhomes and single-family homes at Bronk Farm cost right now?
  • Why is Bronk Farm listed twice, with two addresses and two phone numbers?
  • Why are two identical Duncan townhomes on the same street $20,863 apart?
  • Why is the base price so far below what the finished homes are listed for?
  • Is there an incentive or rate buydown here today, and does it carry a deadline?
  • How does Bronk Farm compare with Lennar's Autumn Glen townhomes across town?
  • Which Bronk Farm homes can realistically close before the end of 2026?

George Kolar and Chicago Suburb Living have specialized in Chicago suburban real estate since 2005, and through 2026 that has meant walking buyers through Lennar and Pulte inventory in Naperville, Plainfield, Aurora, Oswego, Joliet, Yorkville and Shorewood almost weekly. Every price below was read off Pulte's and Lennar's own community pages on October 23, 2026. The date is attached for a reason: at these communities, a figure a week old is not a figure.

Bronk Farm at a Glance

Bronk Farm is two sales operations, not one. The townhomes and the single-family homes have separate community pages, addresses, phone numbers and hours. Buyers routinely call one and ask about the other.

The Townhomes: Three Plans and Three Available Homes

All three townhome plans are two-story with a two-car garage.

Ashton$393,9901,883+2 to 42.5 to 3.5
Bowman$403,9901,883+3 to 42.5 to 3.5
Duncan$408,9902,020+32.5

The Bowman is the model open for tours, and it is the middle plan. If the Duncan is the layout you want, see the finished Duncans on the same visit rather than judging it from a brochure.

Three homes is the entire available townhome inventory here today. The two Duncans carry Pulte's "Move-In Before Winter" tag, which is marketing with no published deadline behind it, not an incentive.

The Two Duncans on Alexis Lane Are $20,863 Apart

Same plan, same 2,020 square feet, adjacent addresses, $20,863 between them. The floor plan explains none of that gap. Three things do:

  • The homesite premium. Position in the row, what the unit backs to, and end unit versus interior are priced separately, and a premium is not negotiable the way an option is.
  • Structural options locked in before the slab. A finished lower level, an added bath, an extended patio or a loft conversion were decided for you.
  • Design center selections. Pulte's townhome specification is leaner than its single-family specification. At its sister community in Bolingbrook, the Ashton lists laminate kitchen countertops and a fifty gallon electric water heater rather than granite and a gas unit. Upgraded counters, cabinets and flooring in a finished home are already in the price.

So read the three townhomes as one plan at $408,990 plus $50,615 to $101,805 of decisions someone else made. Sometimes those are exactly the choices you would have made, and buying them finished beats paying 2026 design center markup. Sometimes you are paying $20,863 for a lot position you do not care about. Ask for the option and premium breakdown on both Duncans, in writing, side by side. The sales office has it and rarely offers it unprompted.

The Base Price and the Finished Price Are Not Close

The Waverly base price is $588,990. The two finished Waverlys list at $750,045 and $791,612, which is $161,055 and $202,622 above base on the same plan at the same community on the same day.

No buyer walks in expecting a 34 percent gap between the advertised starting price and the house they are shown, but that is the arithmetic, and it is not a bait and switch. It is what a 3,377 square foot Waverly costs once a homesite premium, structural options, a finished lower level and a full design center package are in it. The starting price is a real price. It is just not the house in the model.

Once you are serious, stop comparing base prices. Compare finished homes to finished homes, and ask for any to-be-built quote with the premium and options you would actually choose. Our breakdown of what Lennar and Pulte include in the base price covers the line items that most often turn a quote into a surprise.

Why the Finished Homes Carry the Discount

Pulte reported third quarter results on October 22, 2026, one day before these prices were read. Those numbers explain the behavior at Bronk Farm better than the community page does.

MeasureQ3 2026Year Earlier
Net new orders6,208 homes6,638 homes
Closings6,876 homes7,529 homes
Average selling price$561,000$564,000
Home sale gross margin24.8%26.2%
Incentives as a share of home sale revenue10.4%8.9%

Orders down 6 percent, closings down 9 percent, incentives up from 8.9 to 10.4 percent. On the call, CFO James Ossowski said finished unsold homes were down 16 percent from a year earlier to roughly 1,700 nationally, about 1.6 per community. CEO Ryan Marshall said that "final spec is where there are higher incentives."

Read that against Bronk Farm. Three available townhomes and two available single-family homes is not a builder sitting on unsold stock. It is a builder running thin, carrying roughly the national average of finished homes per community, and aiming its discounting at the ones already built. Marshall also said the company is "seeing inelasticity in price right now," and that discounts beyond current levels do not reliably produce more sales. In negotiating terms: the money here is in the finished homes, the discount is already priced in, and there is no large second discount waiting behind it.

One caveat worth stating rather than hiding. The order, closing, price and margin figures come from Pulte's own earnings release. The 10.4 percent incentive figure comes from the earnings call transcript, which its publisher labels AI-assisted, and the press release does not break out incentives. Treat the trend as solid and the decimal as approximate.

What Is Not in Any of These Prices

  • Window treatments. On a 3,377 square foot Waverly this is a four-figure line item due the week you move in.
  • Landscaping beyond the base package. Sod and a few foundation plantings is not a finished yard.
  • The homesite premium on a to-be-built home, quoted separately from the plan price.
  • The HOA assessment. Pulte publishes no assessment figure for either Bronk Farm community, and the third-party listing sites carry none either.

That last one matters most at the townhomes, where the assessment covers exterior maintenance, snow, lawn and a share of the clubhouse and pool. Get the amount, what it covers, and whether the association is still under builder control in writing before you sign. A low-maintenance townhome with an unquoted assessment is an incomplete price.

Autumn Glen by Lennar Is the Same-Town Comparison

If you are shopping Plainfield townhomes, the other real option is Lennar's Autumn Glen at 25625 W. Yorkshire Drive, read the same day.

PlanSeriesBase PriceSquare Feet
AmherstUrban$375,9901,764
MarianneTraditional$381,9901,767
CharlotteTraditional$391,9901,840
ChathamUrban$393,4901,894
DarcyTraditional$401,9901,717
ChelseaUrban$402,9902,079

Available at Autumn Glen today: a Marianne at 25618 W. Wakefield Drive for $369,994, a Charlotte at 25620 W. Wakefield Drive for $389,994, a Chelsea at 25649 W. Wakefield Drive for $390,496, and a Marianne under construction at 15218 S. Hepworth Place for $385,494.

Now put the two builders side by side. Lennar's finished Marianne lists at $369,994 against a $381,990 base, which is $11,996 below the base price of the plan. Pulte's finished Duncan lists at $459,605 against a $408,990 base, which is $50,615 above it.

Same town, same product type, same week, and "starting from" means close to the opposite thing at the two builders. Lennar loads the specification into the base price and discounts finished homes below it to move them. Pulte publishes a leaner base and prices options and premiums on top. Neither is dishonest, but a buyer comparing a $381,990 Lennar base with a $408,990 Pulte base is comparing numbers that do not describe comparable houses, and will reach the wrong conclusion about which community costs more.

There is a $90,000 spread between the cheapest and the most expensive finished townhome in Plainfield right now, and square footage explains almost none of it.

No Dated Promotion at Bronk Farm Today

As of October 23, 2026, neither Bronk Farm page publishes a promotion with a contract-signing window. The townhome page shows "Move-In Before Winter" on two listings with no deadline. The single-family page shows the two Waverly price reductions and nothing else. Autumn Glen offers only a general line about promotions available when financing through Lennar Mortgage, with no dates.

That matters because advertised builder promotions here have been running on short, quiet windows. Earlier in October a Chicago-area buydown required a contract signed inside a seven day window and was gone within days of it closing, while the advertising language lingered. If a sales associate quotes you a promotion, ask three things: the exact dollar value, the last date a contract can be signed to earn it, and whether it is conditional on the builder's lender. Get all three in writing. Our guide to what builder incentives and rate buydowns are actually worth covers how to price one honestly, and the current round of Chicago suburb price cuts and buydowns tracks what both builders are doing week to week.

Schools, the Park and the Location

Bronk Farm is in Plainfield Community Consolidated School District 202. Pulte lists Eagle Pointe Elementary on Norwood Drive as within walking distance of the community, with Heritage Grove Middle School on South Van Dyke Road and Plainfield North High School on South 248th Street both served by bus. Both halves of the community have access to a clubhouse with a pool, and the community sits next to a park district park.

What the Property Taxes Will Look Like

The first tax bill on a new home is assessed on a partially complete or vacant parcel. The first full bill on the finished house arrives a year or more later and is considerably larger. Buyers who budget from that first bill, or from a figure quoted at a sales office, are budgeting from a number guaranteed to change.

For scale, Plainfield's median effective property tax rate runs around 2.50 percent of market value according to assessment data compiled by Ownwell, last updated April 2026, against a median annual bill of $7,898. Applied to the finished Duncan at $459,605 that lands near $11,500 a year, and to the Waverly at $750,045 near $18,750.

Treat those as order-of-magnitude estimates, not quotes. The composite rate varies by township and by the taxing districts a parcel falls into, and the only authoritative number is the one on the parcel's own bill. Confirm the county and township for the exact homesite as well, because 60585 addresses are not uniformly in one township.

Which Bronk Farm Home Can Close in 2026

If closing this calendar year is the goal, the field is four homes wide: the three townhomes on Alexis Lane and the Waverly on Harry Circle. All four are listed as available now, which means a mortgage timeline rather than a construction timeline.

The Waverly on Beckham Drive shows anticipated completion in December 2026. In late October that is not a 2026 closing to plan around, because builder completion dates are estimates and the contract language behind them is weaker than most buyers assume, which is the subject of our guide on what happens when a new construction home is late. If a 2026 closing carries a tax or lease consequence for you, buy something standing. Our year-end closing timeline lays out the calendar math.

Schedule an independent inspection even on a brand-new house. What the builder warranty covers, what the Illinois implied warranty of habitability covers, and what a builder may ask you to waive in exchange for a limited warranty are all in our guide to new construction inspections and warranties.

Before Your First Visit to Either Sales Office

Bring your own representation and register it at the first visit. Builder sales associates work for the builder, the builder's commission structure anticipates buyer representation, and registration generally has to happen at or before your first visit to the community. Walk in unrepresented and you have given up your advocate on the one contract in residential real estate written entirely by the seller. The mechanics are covered in our Lennar and Pulte comparison and our guide to new construction in Oswego.

Frequently Asked Questions

How Much Do Pulte Townhomes at Bronk Farm Cost?

Base prices at Bronk Farm Townhomes run from $393,990 for the Ashton to $408,990 for the Duncan as of October 23, 2026. The three finished homes actually available are listed higher, from $459,605 to $505,795, because each carries a homesite premium and a package of options already built in.

What Is the Difference Between Bronk Farm and Bronk Farm Townhomes?

They are two separate Pulte communities with two separate sales offices. Bronk Farm Townhomes at 12841 S. Nicholas Drive sells attached two-story townhomes from $393,990, and Bronk Farm at 12823 S. Vicarage Drive sells single-family homes from $523,990. They have different phone numbers and different hours, and the townhome office is closed Thursdays and Fridays.

Why Is One Duncan Townhome $20,863 More Than the One Next Door?

Both Duncans on Alexis Lane are 2,020 square feet, so the difference is not the floor plan. It is the homesite premium plus the structural options and design center selections chosen before the homes were built. Ask for the option and premium breakdown on each home in writing and compare them line by line.

Does Pulte Have an Incentive at Bronk Farm Right Now?

As of October 23, 2026, neither Bronk Farm page publishes an incentive with a contract-signing deadline. Two townhome listings carry a "Move-In Before Winter" tag with no date attached, and the two single-family Waverlys show price reductions of $6,416 and $7,388. Any promotion quoted beyond that should be confirmed in writing with its exact value, its last contract date and its lender condition.

What School District Is Bronk Farm In?

Bronk Farm is in Plainfield Community Consolidated School District 202. Pulte lists Eagle Pointe Elementary as within walking distance of the community, with Heritage Grove Middle School and Plainfield North High School served by bus.

Can a Bronk Farm Home Close Before the End of 2026?

Four homes are realistic candidates: the three townhomes on Alexis Lane and the Waverly at 12721 S. Harry Circle, all listed as available now. The second Waverly on Beckham Drive shows anticipated completion in December 2026, which is too tight to rely on for a 2026 closing given how builder completion dates are written.

What Is the HOA Fee at Bronk Farm?

Pulte does not publish an HOA or assessment figure for either Bronk Farm community, and the third-party listing sites do not carry one either. Request the current assessment, what it covers, and whether the association is still under builder control in writing before signing, because at a townhome community the assessment covers exterior maintenance and is a real part of the monthly cost.

Is Bronk Farm a 55+ Community?

No. Neither Bronk Farm community is age-restricted. Buyers looking specifically for age-restricted options in this area should look at the 55+ communities covered elsewhere on this site.

How Do Bronk Farm Townhomes Compare With Lennar's Autumn Glen?

Autumn Glen in Plainfield lists Lennar townhome plans from $375,990 to $402,990, with available homes from $369,994 as of October 23, 2026. The important difference is structural: Lennar's finished Marianne lists below its own base price while Pulte's finished Duncan lists $50,615 above its base, so comparing the two builders' starting prices directly will mislead you.

What Will Property Taxes Be on a New Plainfield Home?

The first tax bill is calculated on a partially complete parcel, and the first full bill arrives a year or more later and is substantially higher. Plainfield's median effective rate is roughly 2.50 percent of market value per Ownwell's April 2026 data, which would put a $459,605 townhome near $11,500 a year, but the authoritative figure is the composite rate for that specific parcel from the Will County Treasurer.

Why Work With George Kolar and Chicago Suburb Living

George Kolar has worked the Naperville, Plainfield, Aurora, Oswego, Joliet, Yorkville and Shorewood corridor since 2005, and through 2026 he has been in Lennar and Pulte sales offices and inventory homes in these communities week after week. That is why the numbers here carry a date and get re-read before anything is published.

For a buyer at Bronk Farm that means something specific. George can pull the option and premium breakdown on the two Duncans so the $20,863 gap stops being a mystery. He can tell you which of the three townhomes has been sitting and which just listed. He can price the Pulte quote against the Lennar quote on a comparable-house basis instead of a base-price basis. And he can get the assessment figure, the warranty terms and the completion language in writing before you are asked to sign. His representation costs the buyer nothing at a builder community, and it only works if he is registered at or before your first visit.

Final Thoughts

Bronk Farm is a straightforward community with a complicated price list. Five homes are available today, the finished ones run $50,000 to $200,000 above the advertised starting prices, and the reason the discounting is aimed at exactly those homes sits in Pulte's own earnings call from October 22.

The number not to trust is the one in the headline. "From $393,990" and "from $523,990" are real prices for houses nobody is selling here right now. The five houses you can actually buy start at $459,605 and $750,045, and that is the comparison worth making, against Autumn Glen and against resale, before anyone signs anything. If closing before the end of the year matters, the field is four homes wide and it will not get wider.
